Scale changes to Enderby Hub

The new owners of the Enderby Logistics Hub site are looking to reduce overall roof heights on buildings in two sections of the warehouse development off St Johns.
The proposal would see minor changes to building heights, which will be less visible as they are dug further into the ground in Zone A, the largest area, and a reduction in building height in Zone C, the area nearest to existing homes.
Royal London Asset Management Property, the new landowners, partnering with Canmoor, who intend to develop the site, have submitted a non-material amendment application (NMA) to Blaby District Council detailing the revisions.
The changes mean the height of warehouses in Zone A will be 15.95m at the eaves, rather than 15m agreed in the outline permission. However, the building in this area will be dug into the ground, meaning the units will appear lower.
In addition, in Zone C the heights of the units will reduce from 15m at the eaves to a maximum of 13.45m. This means the units closest to neighbouring homes will be lower than previously expected.
The development partners plan to move forward with the development granted outline planning permission in July last year which features distribution warehousing, general industrial warehouses, offices and gatehouses. Access will be off Leicester Lane.
The 33-hectare site was assessed and earmarked for employment use within the last Local Plan, accepted in 2019.
The NMA application will go through a formal process, with planners deciding if the proposed revisions can be accepted as minor changes to the overall scheme. A more detailed reserved matters application is expected later in the year. This will go before Councillors at planning committee.
Councillor Mike Shirley, Blaby District Council’s Portfolio Holder for Planning, said: “While this revision is not a significant change to the scheme overall it does mean that some of the buildings, particularly those closest to residential properties, will not be as tall as originally proposed.
“The hub will bring jobs to the area, both in the construction phase and when it is operational, contributing to the overall prosperity of the District. We recognise some people do have concerns but we want to assure residents we will do our utmost to work with the developers on keeping disturbance to a minimum.”
