Summary

A personal property search is an inspection of the Local Land Charges register (LLC 1) and access to the Con 29 enquiry forms in person. Usually personal searches are carried out by companies acting on behalf of a solicitor but can also be carried out by members of the public. In order to prepare for a personal search we request 24 hours notice.

From 1st July 2010 Blaby District Council will also carry out personal searches for Hinckley and Bosworth Borough Council.

How to request a Personal Search

1. Please check that the property is within the boundaries of Blaby District or Hinckley and Bosworth Borough Council. For a list of parishes within Blaby District please see related pages below.

3. Contact Local Land Charges via telephone if you wish to make a personal search.

Personal Search Guidelines

• Personal property searches are available during Council cashier opening times based at Blaby District Council offices. This being between the hours of 8.45 a.m. and 5.15 p.m. Monday to Thursday (with the exception of Wednesday when cashiers open at 9.30 a.m.) and 8.45 a.m. and 4.45 p.m. on Friday.
• Please contact Local Land Charges on the number below to arrange an appointment for a Personal Search. It would be appreciated if 24 hours prior notice is given when requesting a search. A time slot will then be agreed.
• Please note that the Local Land Charges register is held on both electronic and paper format.

Information required when requesting a local search

The following information will be required:-

• The name of either the personal search company or individual along with a contact name and telephone number.
• The property address to be searched against – or if more than one all the addresses.
• If the search is for a Commercial Property a plan is required outlining the area in red.(This can be either be faxed or e-mailed to the Local Land Charges section on the details below, to arrive at least 24 hours prior to the personal search being undertaken.

On Arrival

Please make your payment at Blaby District Council's Cashiers unless you have made arrangements for an account. Once payment has been made please notify Main Reception and give them your receipt. A wallet containing all the information required to make a personal search will be handed to you. This information is to remain in the reception area. Please return the information wallet to reception when the personal search is completed and collect the top part of the receipt.

One Stop Shop

• Blaby District Council provides a One Stop Shop. This means that when booking a personal search you can request answers to the Con 29 (Required) form as well as the Local Land Charges register search (LLC 1),
• Please refer to the Fees list below.
• Please allow 3 working days when booking. This information will be available for collection at the same time as the details for the personal search of the Local Land Charges Register (LLC 1)

ONE STOP SHOP

• The current fee payable for a personal search of the Local Land Charges register (LLC 1) is £22.00. Any additional parcels £1.00 each thereafter.
• The current fee payable for a full personal search being carried out in connection with the Con 29 (Required) form is £26.40 excluding Highway answers and £40.40 including Highway answers.

    A fee of £14.00p is required for the above questions relating to the Con 29 (Required) form.
• You can also obtain the Highways information in full or as individual questions direct from Leicestershire County Council. Please refer to their website below.
• All public records can still be accessed from the relevant department.
• Con 29 (Optional) enquiries 4 – 21 are available for £10.00 each.
  Question 22 form is available for £14.00.
  (N.B. questions 4, 5, 9 and 22 can also be obtained direct from Leicestershire County Council.) Please refer to their website below.

Other Fees

• Copies of Local Land Charge entries - £ 1.50 each
• Copies of Planning Decision Notices - £20.00 each
• Acceptable methods of payment include cash, cheque, credit or debit card. Payment cards acceptable are:-

• Please Note:- If paying by credit card there is a charge of 1.65% of the transaction value for all payments of £50.00 or over, but there is no fee for Debit Card Payments.
• Cheques should be made payable to “Blaby District Council”
