Gas Safety
It is the Council's responsibility to ensure that the gas installations in your home are safe to use, by carrying out an
annual gas safety inspection. The inspection and servicing are free of charge.
The Gas Safety (Installation and Use) Regulations 1998 place specific duties on the Council as a landlord of residential
properties, to ensure that gas fittings and flues are maintained in good order, and that flues and gas appliances that we
own, are checked for safety every 12 months.
We have to keep a record of the safety checks for at least two years and issue them to existing tenants and any new tenants
before they move in. These inspections are carried out by our the CORGI registered gas engineers of William Freers Ltd.
When your service is due, William Freers Ltd will contact you to arrange an appointment that is agreeable with you. If
you keep to this first agreed appointment, you will be entered into a quarterly £25 prize draw.
If William Freers receive no response from you, they will write to you again as a reminder. If we hold your mobile telephone
number, we will also send you a text to remind you how important it is that the service is carried out.
If William Freers receive no response from you, they will write and text you again as it is vital you allow access to your
home so that the gas service can be carried out.
If no contact has been made after this third letter. A Housing Officer will then visit you to arrange an appointment.
If any tenant does not allow our contractor access to undertake the necessary checks they are placing themselves and their
neighbours at risk, and the Council will take formal action to gain entry to your home, to ensure that these life saving checks
are carried out.
Section 22 of your Tenancy Agreement, states that access must be allowed to the premises for the purposes of inspecting
the property or to carry out any necessary works.
In addition to these inspections we provide a 24-hour maintenance and emergency call-out service to ensure that all heating
installations are in a safe and satisfactory condition and that no-one is left without at least temporary heating unnecessarily.

Installing New Appliances
If you intend to, or have already installed other gas appliances in your home, please ensure you obtain the necessary permission
from the Council, as required by your tenancy agreement – we will give you the relevant information about what you need to
do to comply with the law.
If you have already installed a gas appliance without asking the Council, we may give you retrospective permission, but
we will need to be satisfied that the installation complies with the relevant legislation.
