Local land charges - property searches and fees
Summary
Land Charges Property Searches form part of the conveyancing process when re-mortgaging or buying/selling
a property. The property search is in two parts being the LLC1 form and Con 29 Required and Optional (additional questions)
enquiry forms. Each can be requested separately or together.
From 1st July 2010 Blaby District Council will also carry out official searches for Hinckley and Bosworth Borough Council.
Below are the ways in which a Local Land Charges Search can be requested and the relevant fees involved.

- Request a search. If you wish to request a search you can fill in the printable Quick Search Form below and submit via post, fax or e-mail.
- A property search will be returned within 3 working days.

Further information
A Local Land Charges Property Search gives details of any legal restrictions on a property. Restrictions are binding on successive owners or occupiers of that property.
For a property search the property has to be within the District of Blaby or Hinckley and Bosworth Borough Council.
Property Searches
Blaby District Council Local Land Charges will receive Property Search requests via E-mail, Post, Fax or NLIS (National Land Information Service) for both Blaby District Council and Hinckey and Bosworth Borough Council.
The following payment methods are accepted:

- Switch/Maestro
- Solo
- Electron
- Cash
- Cheque
Please Note:- if payment is made over the phone by a credit card there is a charge of 1.65% of the transaction value for all payments of £50.00 or over, but there is no fee for Debit Card Payments.

Giving the Property Search Address, contact telephone number and e-mail address, reference, and if commercial a plan outlining
the area in red. A written undertaking to forward a cheque in the post is required. Alternatively to make a payment over the
phone ring Local Land Charges on the number below. Your search will be returned via e-mail as a pdf document.
By Post: at the address below

Giving the Property Search Address, contact telephone number and address, reference, and if commercial a plan outlining the
area in red. Please enclose a cheque for the relevant amount. To make a payment over the phone ring Local Land Charges on
the number below. Your search will be returned by post unless otherwise requested.
By Fax: on the number below
Information required:-
Giving the Property Search Address, contact telephone number, fax number, reference, and if commercial, a plan outlining the
area in red. A written undertaking to place a cheque in the post is required. Alternatively to make a payment over the phone
on the number below. We will return your search via Fax.
By NLIS (National Land Information Service):

All Con 29O (Optional enquiries) are £10.00 each, with the exception of Question 22 – Common Land, Town & Village Green enquiry which is £14.00.
Own written enquiries are £20.00 each.
Please note:- There is no Commercial fee difference for searches carried out in the Hinckley and Bosworth Borough Council area.
Type of Search Forms
Form LLC1 – The Property Search Register
- This statutory procedure reveals any approved Planning, Financial or Highway (charges) on property or land.
Con 29R – Required form
- The 2007 edition of the CONR (required form) is a legal requirement for inclusion within the Home Information Pack. This enquiry form can either be a standalone or submitted with the LLC1 and Con29O forms.
Con 29O – Optional Enquiries
- Con 29O is an optional enquiry form, examples of questions are: location of public footpaths, food safety notices and location of pipelines, plus many more. This enquiry form can be either a standalone or submitted with the LLC1, or Con 29R forms.
Q22 - Common Land and Town & Village Greens.
- This can be asked for as an Optional enquiry and can be made by requesting Q22 on the Con 29O enquiry form. The fee for this is £14.00
Local Land Charges Property Searches should not be confused with the Land Charges Register, Plymouth (for unregistered land) or H.M. Land Registry (registered land).
