Business Sites

Commercial Land and Property

Businesses looking for prime relocation opportunities in the East Midlands will be hard pressed to beat the attractions of Blaby District. Over recent years, Blaby District has become one of the most dynamic areas for economic development in the country with excellent transport links to the rest of the UK and a large pool of skilled and adaptable labour providing first class opportunities for inward investors.

There are a wide range of excellent greenfield sites and premises available in the District to accommodate inward investment. Most new development activity is focussed around the Motorways Employment Area (MEA) adjacent to the M1, Junction 21, which comprises Meridian Business Park, Osiers Business Park and Grove Park, together with the major retail developments of Fosse Park, Fosse Park South and Grove Farm Triangle making up the Motorway's Retail Area (MRA).

Major Employment Sites in Blaby District:

Grove Park

Grove Park Office

Grove Park is a 42.5 hectare (105 acre) greenfield site available for B1, B2 and B8 development (B8 restricted to an 11.5ha strip adjacent to the motorway side of the site).

Designated as the District’s High Quality Employment Site in the District’s Local Plan, it provides first class investment opportunities.

This site is the major focus for commercial development in the District and once fully developed, is expected to provide around 4,000 jobs.

International names that have chosen to locate here include Centrica, The Willis Group and Ciber, as well as NHS and local firms International Radiators and Topps Tiles.

Construction work is well under way on a luxury 224 bedroom Marriott Hotel , part of the Whitbread group, due for completion in Spring 2006, as well as 9144 square metres (30,000 square feet) of office space and 13, 898 square metres (120, 000 square feet) of Distribution space for ESPO (Eastern Shires Purchasing Organisation).

Carlton Park

Carlton Park is a 21.4 hectare (52.8 acre) office park and home to the Alliance & Leicester’s customer service centre. Carlton Park provides a natural centre for business with its unique combination of an outstanding location, thriving local economy and superb environment. There are currently around 2000 employees already working at Carlton Park.

The site has outline planning permission for a further 42,494 sq metres of B1 office development.
Construction work is well under way for Next Generation Racquets Centre and Leisure Club which also benefits from excellent car parking in a highly landscaped setting adjacent to a golf course.

Investors requiring a superb location for office or call centre accommodation need look no further than Carlton Park , located within two miles of M1, J21 via dual carriageway and close to Narborough Station, servicing the
Birmingham to Peterborough line.

Also close by are a host of leisure facilities, including swimming and golf, at Enderby Leisure Centre.

Existing occupiers include Leapfrog Day Nursery occupying a 2 storey purpose built building with 595 square metres (1952 square feet) of childcare facilities.

Design and Build opportunities at Carlton Park start from 1,858 square metres (20,000 square feet).

Meridian and Osiers Business Parks

These business parks are well established quality sites for B1, B2 and B8 uses and home to a wide range of companies including Leicestershire LSC and Royal Mail. The final phase of development at Meridian is nearing completion but a number of ready built premises and excellent design and build opportunities for office, industrial and warehouse ventures are still available.

Warrens Industrial Park

The Warrens is situated in Mill Hill, Enderby. It is a 10.52 hectare (26 acre) fully serviced site, with outline planning permission for B1, B2 and B8 development. The site is divided into13 plots, 7 of which have been developed and occupied. Detailed planning permission has been granted for development on 4 other plots. The site provides excellent new build opportunities for inward investors. The Estate owners are not developers in their own right so there is no builder tie.

Kirby Park

A large part of this site is occupied by Samworth Brothers (Holdings) Ltd. An area of approximately 2.38 hectares remains available for development.
